Ovation Contractors is a licensed and insured contractor based in Mount Vernon, NY. We work as the finish-trade subcontractor on apartment, office and townhouse renovations: the painting, drywall, millwork, doors, flooring and closeout that decide how a finished space reads. We build to the architect's and designer's drawings, photograph every stage, and hand back a space that is ready for the owner's walkthrough, not for a punch list.

  • Full-floor office fit-out, Flatiron District, Manhattan (2026): carpet tile with a contrasting walk path, walls, ceilings and exposed structure painted.
  • Repainted interior door with the home's original brass knob and mortise hardware cleaned and reinstalled, New Rochelle (2026).
  • 3D render prepared for a Bronx client before her kitchen was quoted: custom sage shaker cabinetry, quartzite tops, marble backsplash.

What we do

Painting and finishes

Interior and exterior, repaint and new construction. Walls, ceilings, trim, doors and millwork; airless-spray ceilings and exposed structure with glazing and partitions masked; brushed and rolled finish coats on trim and doors. Wallcovering installation and removal; cabinet and millwork refinishing. Phased work in occupied buildings, with the building's rules for hours, elevators and protection followed as posted.

Doors, hardware and trim

Pre-hung and slab doors, frames and jambs; mortise and tubular locksets, closers and hinges; existing hardware removed, labelled, cleaned and reinstalled where the design keeps it. Base, casing, chair rail, wainscot and crown; stair trim, skirt boards, stringers and risers.

Drywall and plaster

Hanging, taping and finishing to the level the drawings call for, including Level 5 skim for critical light; plaster repair and skim coating; soffits, bulkheads and shade pockets; patching and refinishing after mechanical, electrical and plumbing work. Sanding and demolition under zip-wall containment and negative air in occupied buildings.

Flooring

Luxury vinyl plank and tile, carpet tile and rubber base, engineered and solid hardwood; subfloor preparation and underlayment; transitions and new baseboard. Ceiling texture removal and wall repair ahead of new floors so the room finishes together.

Cabinetry and millwork installation

Kitchen and bath cabinetry, built-ins, panels and surrounds set level and plumb to the shop drawings, with fillers, scribes, crown and light rail fitted on site; hardware aligned; countertop and appliance clearances checked against the manufacturer's spec sheets before anything is ordered.

Ductwork and finish mechanical

Duct and register modifications to the mechanical engineer's drawings: supply ducts above new drywall ceilings, transfer ducts and grilles, registers resized to new layouts and tied into existing mains; ductless mini-split mounting and line sets. Power, disconnects and wiring by a licensed electrician.

Punch list and closeout

The trailing items a job leaves behind, closed out with before/after photos and a line-item record. When a schedule tightens we bring in the trade that is missing rather than wait.

For a general contractor this means: one local point of contact who walks the site within a day of the request, prices from the drawings and the walk as a line-item proposal with a material/labor breakdown, holds the turnover date, and sends the certificate package with the proposal rather than after award.

Process

How we work on a high-end renovation

The sequence we follow on every job, from the first site walk to the owner’s walkthrough.

Before work starts

  1. 1Site walk and measurements. We walk the space with the drawings, laser-measure what we are pricing, photograph existing conditions and note anything the drawings do not show. For a remote project manager we send the walk back the same day as photos, measurements and notes.
  2. 2Line-item proposal. One proposal per package we can perform, priced from the drawings and the walk, with a material/labor breakdown by line and a schedule stated in working days. Alternates and by-others deducts are listed, not buried. When the design is still open, we model the room in 3D so the client decides on a picture rather than a sketch.
  3. 3Paper on award. Certificate of insurance naming the GC and owner as additional insureds, W-9, NYSIF workers' compensation and disability certificates, and the EPA, OSHA and license certificates ride with the proposal. Building and co-op board COI requirements are met before the first delivery.
  4. 4Materials. Finish materials are ordered to the designer's schedule and checked against the manufacturer's spec sheet before the order is placed, inspected on arrival and stored out of the way. Items the client selects are billed at the supplier's price with the order record attached. Paint colors and sheens are confirmed in writing before the first coat.

On site

  1. 5Protection and dust control first. Floors, stone, glazing, fixtures and the building's common areas are protected before tools come out. Dusty phases (demolition, sanding, skim coating, floor prep) run inside zip-wall containment under negative air with HEPA filtration, so dust stays in the work zone and out of the rest of the apartment and the corridor. Pre-1978 work follows EPA Lead-Safe (RRP) containment, cleaning and clearance.
  2. 6Sequence to the schedule. Work is phased with the other trades so ceilings close, paint cures and floors go down in the order the schedule needs. Off-hours and weekend shifts are available when the building or the date requires them.
  3. 7Daily record. Every stage is photographed before, during and after and kept with the line-item scope, so the project manager can see progress without a site visit and the owner receives a documented job.

Finishing and after

  1. 8Our own punch before yours. We walk the work against the drawings and the finish schedule, correct it, and then invite the GC and designer to walk it.
  2. 9Closeout package. Final photos, the as-built line-item record, warranty letter and lien waivers delivered with the final invoice. Commercial accounts are invoiced with ACH and wire instructions.
  3. 10One-year workmanship warranty on all work, in writing.

Full-floor office fit-out, Flatiron District — The Restoration Guide (design-build, Chicago)

Subcontractor to The Restoration Guide for the painting, flooring and HVAC ductwork packages on a 17th-floor corporate headquarters at 20 West 22nd Street: elevator lobby and entry hall, reception, conference rooms, executive offices, open plan, town hall, wellness room, coffee bar and IT room.

Scope. Brought in early October with the floor at bare slab and a fixed turnover date. Reworked the supply ductwork above the new drywall ceilings, added transfer ducts and grilles, resized registers to the new room layouts and tied new runs into the existing mains, all to the mechanical engineer's drawings and the architect's reflected ceiling plan. Painted the entire floor: walls, drywall ceilings, soffits and trim, plus the exposed structure, ductwork and registers where the open ceiling and grid were kept. Installed carpet tile with a contrasting walk path, luxury vinyl tile in the town hall and rubber base throughout, as each delivery arrived.

Outcome. On the floor within two days of the first site walk; the front ductwork finished on day one so the ceilings could close on schedule. Painting completed on schedule, every flooring area with material on site finished, ductwork installed to the engineer's and architect's spec. When the electrical schedule tightened, we brought in an electrician so the ceiling work did not stall. Crews worked two weekends to hold the turnover date.

Open plan
Before: bare slab, patched walls and exposed ductwork.
  • During: ceilings and exposed structure airless-sprayed, glazing and partitions masked.
  • After: ductwork, register and soffit finished and painted to match.
  • After: furniture arriving on the finished floor.

Homeowner · Repeat client · New Rochelle, NY · May – August 2026

Whole-house trim, door and ceiling restoration, with hardware preserved — Nancy Siegel

Four engagements over four months in an occupied single-family home: kitchen door restoration (May); a porch stringer raised off the condenser line and re-supported (May); an exterior steel entry door replaced, painted both sides, existing handleset reinstalled (May); a whole-house interior program (June – August).

Scope of the interior program. Kitchen repaint; den and bedroom ceilings repaired and painted; foyer, dining room and upstairs hall baseboards and trim; the staircase trim, curved skirt board, stringer and risers repaired with wood filler, sanded and repainted; every interior and exterior door on the second floor refinished with the original brass mortise hardware removed, cleaned and reinstalled; rotten exterior garage framing replaced with pressure-treated lumber.

Why it matters for a finish-level client. The house kept its original hardware and profiles; nothing was swapped for a stock part. Each visit was its own line-item proposal, photographed before, during and after.

Door hardware
Before: original mortise-lock hardware removed and labelled ahead of door painting.
  • After: stair stringer, skirt board and risers repaired and repainted.
  • After: new exterior steel door, painted, existing handleset reinstalled.
  • After: porch stringer raised off the condenser line and re-supported.

Homeowner · Co-op apartment · Bronx, NY · September – October 2026

Apartment floors, ceilings and walls, then a designed kitchen — Christine Williams

Occupied co-op apartment at Co-op City. Phase one (Sept 26 – Oct 10): popcorn ceilings removed in the kitchen and common areas, accent wall skim-coated, luxury vinyl plank installed over new underlayment with new baseboard throughout, then walls primed and painted in the client's colors. Phase two, in design: a full kitchen remodel.

The kitchen design. We laser-measured the room, modelled it in 3D and rendered the proposed kitchen from the client's reference images: custom sage-green shaker cabinets with brass pulls, Taj Mahal quartzite countertops, a Carrara marble subway backsplash, a counter-depth refrigerator surround, a coffee bar and a new range hood over a new tile floor. Refrigerator clearances were checked against the manufacturer's spec sheets and the client saw the walkway width for each model before choosing. A dimensioned cabinet package (plan, three elevations, tagged cabinet schedule) went to the cabinet shop for pricing.

Pre-1978 building. EPA Renovate Right disclosure delivered and signed before the painting phase, with lead-safe work practices on site.

Hall
Before: original parquet and textured ceiling in the hall.
  • Design: 3D render of the proposed kitchen, built from our laser measurements, so the client approved the look before the cabinet order.
  • After: the finished hall, new baseboard throughout and walls in the client's colors.
