What we find in homes around here, and what it takes to fix it right
Most of the houses and apartments we work in went up between 1900 and 1960. Plaster-and-lath walls crack along the studs. Steam radiators cook the paint off the trim. Pre-1960 stock in the Bronx and southern Westchester often hides knob-and-tube wiring, galvanized pipes, or asbestos floor tile behind the finishes. Co-ops and condos add a board that wants a certificate of insurance before anyone touches a wall. None of it is unusual. It is just what working here looks like, and it is why the quote should come from someone who has opened these walls before.
- Plaster cracks and ceiling sag. Skim coat or patch is a call we make on site, not from a photo.
- Radiator-baked trim. Prep and a bonding primer before any paint goes on, or it peels again by spring.
- Co-op and condo paperwork. A certificate of insurance comes attached to every quote, so the board has it before you ask.
- Old-house surprises. Remodel quotes carry a stated contingency line instead of a number buried in the total.

Are you licensed and insured?
Yes. Ovation Contractors is a licensed, insured contractor based in Mount Vernon, NY. A certificate of insurance is attached to every quote, so co-op boards and property managers have it up front.
How does your pricing work?
We publish our unit rates for painting, drywall, doors, and flooring, so you can see what things cost before you call. Kitchens, bathrooms, and other remodels are quoted after a free on-site walkthrough, as a line-item proposal with labor, materials, and disposal separated.
Is the estimate free?
Yes. On-site estimates anywhere in Westchester County and the Bronx are free and come with no obligation. The only charge you will ever see for a visit is a wasted-trip fee if we arrive for a scheduled appointment and the site is not accessible.
Where do you work?
We are based in Mount Vernon and serve Westchester County, the Bronx, and New York City.
How do payments work?
A deposit at signing reserves your start date, a progress payment is due at the mid-point of the work, and the balance is due when you sign off on the final walkthrough. The exact split is printed on every quote before you sign, and you can pay by card, bank transfer, or Zelle.
What is your warranty?
Every project is backed by a one-year workmanship warranty. If something we installed or finished fails because of how we did the work, we come back and make it right.
