Basement Drywall Over Paneling with Framing Repair in New Rochelle

This was a full basement refresh in New Rochelle, NY, for the homeowner, including new drywall, framing repairs, a moisture-protection band, and exterior drainage work. Before we started, the basement had paneled wood walls and a drop-tile ceiling running through the entire space. We took down the drop-tile ceiling and hung a new drywall ceiling in its place, and on the basement's walls we boarded new drywall directly over the existing wood paneling. Before hanging that wall board, we located and marked the wall studs through the paneling. Altogether, across the basement's walls and ceiling, we hung about 40 sheets of half-inch drywall. Mid-job we found a rotted bottom plate and termite-damaged studs in the basement framing. We installed a new pressure-treated base plate and anchored it to the block, then sistered 25 studs by attaching new lumber alongside the damaged studs and securing it to that plate. Along the base of the exterior walls, we ran a 12-inch band of cement board for moisture protection. Separately, outside the house, we snaked the exterior drain line and cleared out a root intrusion that had been blocking it. Once the new drywall was up, we taped the seams, ran a three-coat finish, and sprayed an orange-peel texture across the walls and ceiling. After that, we primed and painted the basement's walls and ceiling throughout the space. The basement in New Rochelle now has finished, painted drywall walls and a new drywall ceiling in place of the wood paneling and drop-tile ceiling that were there before the project began.
