What the job covers
This is interior work only — walls, ceilings, trim and doors inside the rooms you're having done. We prep the surfaces, patch minor damage such as nail holes, small dings and hairline cracks, prime where the surface calls for it, and finish with two coats.
Exterior painting and cabinet painting are quoted separately, on their own pages, so nothing here covers siding, shutters or cabinet boxes.

How we price it
Interior painting starts from $650 a room, and our published range for a standard 12-by-12 room, walls only, is $650 to $900. That per-room rate is built around a room of roughly that size; for larger or irregular rooms, or when you're doing more than a couple of rooms at once, we price by the square footage of floor area instead.
Walls-only work runs $2.75 to $3.75 per square foot of floor area. If you want the ceiling and trim done in the same rooms, that runs $4.25 to $5.50 per square foot. Which method we use depends on the room's size and shape, not on how much work there is to do — a big, simple room can come out cheaper per square foot than a small one with a lot of cutting-in around trim.
There's a $650 job minimum. These are labor rates for two coats; prep is priced separately by the condition of the surface, and the paint and primer we supply show up as their own lines on the quote. The exact number for your rooms comes with the free, no-obligation estimate visit.
What's included and what's quoted separately
The per-room and per-square-foot rates cover two coats of paint, labor, and standard job cleanup. Furniture and floor protection during the work are part of how we do the job, not a separate charge.
Prep is quoted as its own line, priced by condition — a room with a few nail holes costs less to prep than one with cracked plaster or peeling paint. Doors are painted as part of the room scope; a door that needs stripping, heavy sanding or repair beyond normal prep gets its own prep line, same as a damaged wall would.
Paint, primer and any patching materials we supply appear as their own lines on the quote rather than folded into the labor number, so you can see what you're paying for prep, materials and labor separately. You choose the color and sheen.
Timing and living through the work
We start with the estimate visit: we walk the rooms, check the walls, ceilings and trim, and put together the line-item quote. Once you approve colors and sheen, we schedule the work.
A room with light prep — a few holes, a clean wall — usually moves through both coats in a single visit. Rooms with heavier patching or plaster repair take longer, since patched areas and primer both need to dry before the next coat goes on; we plan the schedule so coats aren't rushed.
We keep windows cracked when weather allows to help the paint cure, and clean up at the end of each day. Once the final coat is dry to the touch, the room is fine to use again; we'll tell you at the estimate roughly what that looks like for your rooms.
