For larger jobs, or several rooms done together, we price by floor area instead: $2.75 to $3.75 per square foot for walls only, or $4.25 to $5.50 per square foot for walls, ceiling and trim together. There's a $650 job minimum.
These rates cover two coats on surfaces that are prepped and primed. Patching, sanding and extra priming for damaged or uneven walls are quoted as a separate line, based on the condition we find at the estimate — that work isn't folded into the base rate. Paint and primer we supply also appear as their own lines, separate from the labor.
A typical single-room quote lists the pieces separately: the room's labor rate, any prep the walls need, and the paint and primer we're supplying. You see each line before you approve anything, and the exact total comes with the free on-site estimate.
What's Included and What's Quoted Separately
We supply all the paint, primer and consumables the job needs, and they show up as their own lines on the quote. You approve the color and sheen before we start.
Floors and furniture get covered, and we work to keep dust contained to the room we're painting rather than letting it spread through the rest of the unit. Two coats is our standard application, with dry time between coats depending on the paint, the surface and how the room is ventilated while we work. We clean up at the end of each work day and walk the room with you before calling it finished.
Scheduling and Living Through the Work
A certificate of insurance goes out with every quote. If your building asks for a certificate of insurance, we send ours ahead of the visit.
Because interior work runs on indoor dry time rather than outdoor weather, we can schedule it through the year. At the estimate we walk through how many visits the room or unit needs and when each space goes back into use, so you're not guessing at the timeline.
