What the work covers
Most calls start with one of three things: a hole from a doorknob or a piece of furniture, a crack along a seam or where two walls meet, or a water-stained section on a ceiling or wall. Before we patch a water-stained area, we need to know the leak behind it is resolved and the material underneath is dry — patching over damp drywall or framing doesn't hold, and the stain or crack just comes back.
Once the area is dry, we cut the damaged section back, back it so the patch has something solid to bite into, board it, tape it, and run three coats of mud, sanding between coats. That gets the patch to a paint-ready surface — smooth and level with the surrounding wall, ready for primer and paint.
We also hang new drywall from scratch when a wall or ceiling needs replacing, taped and mudded to the same paint-ready finish. Repainting the repaired or new section is quoted as its own line, since matching the sheen and color across old and new surface is a separate step with its own prep.

What's included and what's quoted separately
We bring all materials — board, tape, mud, primer, paint, hardware — and they show up as their own lines on the quote. You choose the paint color and sheen; we handle the application.
We cover floors and furniture near the work area before cutting into drywall or plaster, and we clean up dust and debris at the end of each visit.
Skim coating, demo work, and type-X board for a garage or basement are quoted as separate lines, since they're a different scope than a standard patch. Repainting is also its own line, for the same reason — it's a distinct step with its own prep and dry time.
Timing and living through the work
A patch typically takes two to three visits, because mud needs real dry time between coats. Rushing that step is what leaves a visible seam or a crack that comes back a few months later, so we schedule around the drying window instead of compressing it into one trip.
Every quote comes with a certificate of insurance attached. If your co-op or condo board asks for proof of insurance before work starts, we send ours ahead of the visit.
