What the Repair Actually Involves
Most calls fall into a few categories: holes from doorknobs or furniture, cracks along seams or corners, water-stained ceiling sections, and plaster pulling away from its backing. We also hang new drywall for additions, gut work, or ceilings that need to come down entirely.
For a drywall patch, the process is consistent: we cut the damaged area back to sound material, back it, board it, and finish with three coats of joint compound sanded to a Level 4 finish — smooth enough that seams and fastener heads don't show through paint under normal light. Plaster repairs follow a different process, described below. Repainting the wall afterward is quoted as its own line; paint on the rest of the wall has usually faded or changed sheen over time, so repainting the full wall rather than just the patch gives the most even result.
Plaster and Older Construction in Bronxville

New drywall installation — hung, taped, and mudded to a Level 4 finish — is priced at $2.50 per square foot of wall surface, with ceilings at twice the wall rate. A full room of new board, about 16 sheets, is priced at $1,600.
Board, tape, joint compound, primer, and hardware are itemized as their own lines on the quote, so the total reflects materials as well as the work itself, not just the patch price above.
We look at the damage in person before quoting anything. That visit is free and doesn't commit you to booking. Afterward we send a line-item proposal listing each patch, each material, and any add-ons separately, and nothing starts until you approve it.
What's Included and What's Quoted Separately
We bring all the materials — board, joint compound, tape, primer, paint, and hardware — and each appears as its own line on your quote. You choose the paint color and sheen for any repainting line.
We protect flooring and furniture near the work before starting, contain dust with plastic sheeting while cutting and sanding, and clean up debris at the end of each visit.
Skim coating a full wall, demolition beyond the patch area, and type-X board for a garage or basement are quoted as their own lines, separate from the base patch price.
Timing and Living With the Work
A certificate of insurance goes out with every quote. If you're in a co-op or condo, we can send it ahead of the work so you have it on hand for your board.
Most patches take two to three visits, spaced so each coat of joint compound dries before we sand and add the next one. A water-damaged ceiling follows the same schedule once the source of the leak is fixed — patching over an active leak just means doing the repair twice.
Bronxville allows construction, alteration and repair work only between 8 a.m. and 6 p.m., Monday through Friday, with no work on weekends or legal holidays. We schedule our visits inside that window, so plan on weekday access for each one.
Licensing and Warranty
We hold Westchester County Home Improvement Contractor license WC-40688-H26 and carry insurance on every job.
All work carries a one-year workmanship warranty, covering the repair itself rather than the underlying materials.
