What the repair actually involves
A patch means cutting the damaged section back to solid material, backing it, boarding it, then taping and mudding three coats with sanding between each one. That gets you a Level 4, paint-ready finish — flat and smooth, without texture. It typically takes two to three visits, not one long day, because the compound needs time to dry between coats.
For larger sections or new construction, we hang, tape and mud full sheets of drywall to the same Level 4 standard. Ceilings go through the same steps but need more bracing and overhead work, which is why the ceiling rate runs higher than the wall rate.

Repainting the repaired area is always its own line on the quote, separate from the repair. Skim coating, demo work, and type-X board for garages or basements are also quoted separately when they apply.
The estimate visit
We respond to new requests with a 30-minute target, then come out to look at the damage and write up a line-item proposal on the spot — no obligation to book.
If a ceiling stain is coming from an active leak, we won't patch over it — the leak needs to be resolved first, or the repair fails again. If a crack keeps reopening, that can point to settling or movement behind the wall, and we'll say so at the estimate rather than just re-patching the same spot.

Every job carries a one-year workmanship warranty. A certificate of insurance is attached to every quote, so it's ready if your co-op or condo board asks for one before work starts.
